Tenancy–In-Common Programs

This term refers to the arrangements under which two or more people co-own a parcel of real estate.  In the last several years, the TIC has become a popular style of owing real estate, especially when it comes to income producing properties.  For some investors it has allowed them the opportunity to own a fractional interest in a major Class A office building or have the opportunity to have Fortune 500 companies as tenants. 

 

Advantages of Tenancy-In-Common Programs

Self Directed Real Estate IRA

A Self-Directed Individual Retirement Account is an IRA account that requires the account owner to make investment decisions and investments on behalf of the retirement plan.  One way to take advantage of this vehicle is by placing real estate type assets into your Self-Directed IRA.  In this way, you can use these assets to help balance your retirement portfolio by diversifying your retirement investments.  The process to do this is not complicated and in some cases you can simply move your existing IRA(s), Roth IRA(s), or other tax-deferred or tax-free savings accounts to a Self-Directed IRA through the use of a qualified trustee or custodian. 

 

What is a Custodian/Trustee?

The current IRS regulations require that either a qualified custodian or trustee hold the IRA assets on behalf of the IRA owner.  These custodians will take care of maintaining the records, file required IRS reports, issue client statements, assist in helping clients understand the rules and regulations pertaining to certain prohibited transactions, and perform other administrative duties.  For these services, a fee is paid to the custodian much like the feel that is usually deducted from many retirement plans.  Millennium Realty Group will direct you to local custodians that can provide you with great customer care and then help you choose the best real asset that will help you attain the diversification for your portfolio.
